What happens after you reach out

A conversation

Thirty minutes, no pressure, no NDA required to start. You tell me about the facility and why you're thinking about selling. I'll be honest about whether it's in my range.

The numbers

If we're both interested, I'll ask for the last two to three years of income and expenses plus a current rent roll. I sign an NDA before anything changes hands.

An offer

I'll come back with a number and walk you through how I got there. If seller financing makes sense for you, we'll structure it that way.

Diligence and close

Typically 60 to 90 days. I'll keep you posted at every step rather than going quiet on you, and I don't re-trade the price absent something genuinely unexpected.
